Apple India has signed a major commercial real estate deal, leasing around 2.7 lakh square feet of office space in Bengaluru for a period of ten years. The lease, beginning April 3, 2025, covers nine floors—from the 5th to the 13th—in the Embassy Zenith building, according to documents reviewed by data analytics firm Propstack.
The agreement includes parking facilities and comes with a monthly rent of Rs 6.3 crore, set at Rs 235 per square foot, with an annual escalation of 4.5%. Over the decade, Apple is expected to spend more than Rs 1,000 crore, including rent, parking, and maintenance charges. The company has also deposited a security amount of Rs 31.57 crore with the landlord, Embassy Group.
A Strategic Expansion in India
The new Bengaluru office will significantly expand Apple’s footprint in India’s technology hub, where it already operates engineering teams. Alongside Hyderabad, Bengaluru has become a core base for Apple’s research and operations.
This development comes amid Apple’s rising role in India’s manufacturing and export ecosystem. In FY 2024-25, the company exported iPhones worth about Rs 1.5 lakh crore, making it the largest mobile phone exporter from India.
Global Political Context
The expansion also coincides with political commentary from former US President Donald Trump, who recently expressed opposition to Apple’s growing investments in India. Speaking at a business event in Doha, Trump said he had urged Apple CEO Tim Cook to “focus on the US instead of building in India.” He also highlighted India’s high tariffs and market challenges.
Despite such remarks, Apple continues to bet on India’s long-term potential, both as a manufacturing hub and a growing market for its premium devices.
